Acquisitions Specialist

Location: Philadelphia, PA and New York City, NY

Looking for a fast-paced career with unlimited earnings potential? We are looking to hire Acquisitions Specialists for both our Philadelphia and New York City offices. This is a great opportunity for aggressive salespersons looking to start a career in commercial real estate. We will provide all sales and real estate industry training.

Duties and Responsibilities:

Completion of the NWJ Acquisitions Training Program (initial 3 months)
Utilization of the NWJ model to target potential acquisition properties
Transaction prospecting and cold calling in your assigned markets
Creative sales presentations to property owners
Financial analysis of each transaction
Negotiate each deal until agreement
Review trade journals and relevant literature, and attend seminars and continuing education classes in order to remain knowledgeable about commercial real estate
Participate in on-going training tools provided by NWJ Companies

Qualified Candidates Must Have:

College Degree (preferably in business, real estate, finance, marketing or a related degree)
High energy and desire to succeed (and earn significant compensation)
Excellent written and interpersonal skills
Strong organizational and time management skills
Willingness to travel/work part-time in designated markets
Computer proficiency

National Director of Leasing

Location: TBD

The National Director of Leasing position is responsible for all leasing efforts of the real estate portfolio. This includes efforts to lease up newly acquired properties, maintain and improve occupancy in the stabilized portfolio and improve resident retention.

The position will have direct reports, including an on-site leasing personnel and support staff.

This position will travel approximately 40% of the time to various properties located nationwide.

Duties and Responsibilities:

Do whatever it takes to get to 100% occupancy
Ensure each property meets its rental income goals
Establish marketing programs & promotions.
Motivate and reward sales personnel in achieving leasing goals
Review acquisition proforma leasing goals.
Train personnel on proper sales techniques.
Maintain and improve competitive market data system.

Qualifications:

BS or BA degree from four-year college or university
MBA is a plus.
10 to 15 years relevant work experience.
Real estate apartment leasing experience is preferred.
Experience in managing sales personnel.
Excellent knowledge of Microsoft Office products, especially Excel.

Construction Manager

Location: Philadelphia, PA

Oversee and manage $2 - $4 million in capital improvements per year. Typical projects consist of apartment building renovations. Projects are completely managed from conception including payback calculation to completion. Individual is required to work with all disciplines of building contractors. Working knowledge with HVAC systems required. Position requires strong budgeting, forecasting, communication and scheduling skills. Northeast travel is required. Office is located in Philadelphia. Position reports in to the President.
